One Question Follows the Housing
Whether a home is real property or a titled chattel only arises where the home is manufactured. That concentrates in the southeast of the city, on older lots with second units, and across the rural county.
In the newer subdivisions it barely comes up. The rules are on our page covering the contract and the title.
The Other Follows the Farmland
A Williamson Act contract attaches to land kept in agricultural or open space use. So it is a rural question, and its strongest signal is acreage rather than address.
The two overlap out in the county, where a manufactured farmhouse on contracted land raises both at once.
What Actually Differs
| Area | Which question applies | What decides the file |
|---|---|---|
| Central and southwest Fresno | Title gaps, second units | What the record does not say |
| North Fresno and Woodward Park | Usually neither | A listing probably beats us |
| Southeast Fresno and Sunnyside | The home's legal character | Finding the title document |
| Clovis | Usually neither | The frame and the value |
| The rural county | Both, frequently together | The contract on the land |
| The wider valley | Both, in another county | Which offices act |

If Your Area Is Not Listed
We buy across Fresno, Clovis, Fresno County and the neighbouring valley counties, including in places without a page here. Because the decisive facts are what kind of home it is and how much land comes with it, the specific address matters far more than the general direction.
Send the address and we will check both.
